1. Listing
| 1.1 |
Advertisement requests will be accepted in electronic form through the published contact email address (listings@banskoholidayrentals.com). |
| 1.2 |
Advertisements will be deemed to have been accepted for listing on the website upon acceptance and receipt of the annual advance subscription payment. |
| 1.3 |
Once an advertisement has been uploaded, it will remain on the web site indefinitely, unless the advertiser requests its removal, fails to pay any notified renewal fee, or breaches one of the other clauses within these Terms and Conditions. |
| 1.4 |
Each advertisement on the BanskoHolidayRentals.com website displays an individual property. Only one property can appear on each advertisement. BanskoHolidayRentals.com reserves the right to amend the advertisement in whatever way it sees fit or remove it altogether if it is deemed to be in breach of this condition. |
| 1.5 |
BanskoHolidayRentals.com cannot be held responsible for any loss or damage resulting from the design or positioning of the properties or changes made to any content submitted by the advertiser. |
| 1.6 |
In no event shall BanskoHolidayRentals.com be liable to the advertiser for any special, consequential, incidental or indirect damages, including lost profits. |
2. Changes to Listing
| 2.1 |
Listing clients are in complete control of their adverts and can make changes free of charge at any time using their assigned logon to the property administration portal. |
| 2.2 |
If an advertiser requests that his/her advertisement be removed from the web site before the end of a subscription period, no refund will be payable for that period. |
3. Payments
| 3.1 |
Subscription to the listing service is to be paid for as an annual advance payment. |
| 3.2 |
Payments can be made for up to 2 years in advance. If doing so, the listing client qualifies for a 25% discount on their standard listing fee for the second year. |
| 3.3 |
The preferred method of payment is via direct bank transfer although cheques will also be accepted. |
| 3.4 |
All payments should be denominated in pounds sterling. |
4. Listing Content
| 4.1 |
BanskoHolidayRentals.com reserves the right to refuse any advertisement if deemed inappropriate or for any other reason relating to non-compliance with these Terms and Conditions. |
| 4.2 |
Advertisers are responsible for ensuring that material submitted for inclusion on the web site complies with relevant national and international law. |
| 4.3 |
BanskoHolidayRentals.com reserves the right to determine the final design and layout of the web site contents, and may edit, copy and resize photographs if considered necessary. |
| 4.4 |
BanskoHolidayRentals.com reserves the right, at its discretion, to amend and edit any content entered into the BanskoHolidayRentals.com online database by advertisers. |
| 4.5 |
Every effort will be made to reproduce faithfully all advertisements submitted, but BanskoHolidayRentals.com cannot be held responsible for any loss or damage or otherwise resulting from errors or omission. |
| 4.6 |
Advertisers are responsible for keeping their availability, tariffs and special offers accurate and up-to-date. |
| 4.7 |
BanskoHolidayRentals.com cannot accept any legal responsibility for the accuracy of the advertisements, or any alleged breaches of contract on an advertiser's part and the advertiser indemnifies BanskoHolidayRentals.com against all costs, expenses and losses arising out of a claim relating to the content of an advertisement. |
5. Hypertext Links

BanskoHolidayRentals.com reserves the right to refuse hypertext links to, or addresses of, other web sites from advertisers' pages, and to remove links or web addresses without notice at our sole discretion. |

BanskoHolidayRentals.com reserves the right to charge for hypertext links at any time. |
| 5.3 |
BanskoHolidayRentals.com accepts no responsibility for the content of any other web site to which a hypertext link is provided. |
6. Copyright
| 6.1 |
BanskoHolidayRentals.com shall be entitled to reproduce in part or whole, any photographic material supplied by the advertiser. |
| 6.2 |
BanskoHolidayRentals.com claims copyright to the electronic images of the photographic material supplied by the advertiser. |
| 6.3 |
It is the advertiser's responsibility to obtain reproduction permission for all content, photographic or otherwise, used in their advertisements. The owner warrants that they are the owner of the copyright or otherwise have received permission to reproduce the material from the owner. BanskoHolidayRentals.com cannot be held responsible for any infringement of copyright laws resulting from material supplied by advertisers and the advertiser indemnifies BanksoHolidayRentals.com against any action brought as a result of copyright infringements. |
7. Website Availability
| 7.1 |
Whilst BanskoHolidayRentals.com endeavours to ensure that the web site is available 24 hours a day, the proprietor does not accept any liability if the site is temporarily unavailable at any time. |
| 7.2 |
BanskoHolidayRentals.com does not warrant that the operation of the BanskoHolidayRentals.com site will be uninterrupted or error-free. |
8. Removal of Listing
| 8.1 |
If BanskoHolidayRentals.com receives justified and substantiated complaints from someone who has rented a property, or it becomes known that the property owner engages in any unacceptable business practices, BanskoHolidayRentals.com reserves the right to remove the advertisement from the web site without notice or recompense. |
| 8.2 |
If advertisers request to have their advertisement removed from the website before the end of their subscription period, such requests will be acted upon and honoured by BanskoHolidayRentals.com but no refund in either full or part will become due. |
| 8.3 |
BanskoHolidayRentals.com reserves the right to refuse any advert submitted by a potential advertiser and accepts no liability for any cost or expense incurred by the advertiser as a result. |
| 8.4 |
A listing may be removed from the website at any time at the discretion of BanskoHolidayRentals.com for reasons relating to either misuse of the on-line systems or uploading of unsuitable content. Such terminations will result in no refund being due to the advertiser. |
9. Legal Jurisdiction
| 9.1 |
These terms and conditions are governed by English law and advertisers accept the exclusive jurisdiction of the English courts to rule on any disputes. |
10. Export of Data
| 10.1 |
The advertiser accepts that at the sole discretion of BanskoHolidayRentals.com, it may be necessary to keep a copy of the advertiser content and information outside of the United Kingdom. Such data will only be used in the day to day operations of BanskoHolidayRentals.com and will not be shared with any third party. |
11. Right to change Terms and Conditions

BanskoHolidayRentals.com reserves the right to change these Terms and Conditions at any time by posting the changes on the web site. |
